The Challenge of Safety Case Reporting
Regulatory landscape
Under the Building Safety Act, safety case reporting has become mandatory for all higher-risk residential buildings in England (buildings 18m+ in height or 7 storeys and 2+ residential dwellings).
The Building Safety Regulator is inviting Principal Accountable Persons to submit their safety case report as part of their Building Assessment Certificate application in a tranche system
Not supplying a safety case report when requested could lead to penalties, and with the new standalone Building Safety Regulator, enforcement and accountability are being strengthened.
Ongoing compliance
A safety case report is not a one-time thing. They should be a living document that reflects changes to the building, the current safety measures implemented, and regulatory updates and changes, any new risk assessments performed on the building, and any stakeholder changes.
